1. Get references

2. Choose a Mortgage Broker
You may want to visit or contact a few Mortgage Brokers including our preferred provider and see who you like the most. All Mortgage Brokers are paid by the banks and should never ask you for a fee.
The best method of contact is by phone. You can learn much more and obtain a better idea of whether a particular broker fully understands your situation. A broker with experience may asked important questions that you may not have though of, and therefore leave out of an email.
3. Get all your paperwork ready
Before having the mortgage broker visit ask them for a list of what they require to assess your situation. It will greatly speed up the process.
Basic items required:
. Employment details – eg: Full time/ part time/ casual. Length of time with employer.
. Copy of last two consecutive payslips. For Self Employed, last 2 years Financials.
. Details of any loans you have. Amount outstanding and repayment amounts. These include details of credit cards (limit and debt), HELP debt, store cards etc.
. Number of dependants and ages.
. Details of any Centerlink payments and family benefit payments.
. Details of any current or previous credit history problems.
. Details of Savings/gifts/Inheritance etc that will be used as deposit
. Details of any other income (eg: rent)
. Any maintenance payments or income.
4. Find out how much you can borrow
Avoid the heartache of finding a property that is perfect for you and then finding you can’t afford it. The banks have tightened the lending rules so you might find it harder to borrow then you thought. Our preferred provider can help you greatly as different banks will lend the same person very different amounts and you would not discover this by going to only a few banks.
If you even supply Richard with the above information on your initial phone enquiry he will generally be able to give you an accurate indication of your chances of obtaining finance.
5. Choose a property
Once you know how much you can borrow you are then well on your way to finding a home. Keep in mind what you really need for now and the future as you may end up staying in the property a lot longer then you thought.
